Opportunity Overview

The Johannesburg Social Housing Company SOC Limited (JOSHCO) is dedicated to developing and managing affordable rental housing. As a registered Social Housing Institution, JOSHCO plays a vital role in addressing the housing backlog within the City of Johannesburg.

JOSHCO invites qualified individuals to apply for the permanent Project Manager position within the Office of the Chief Operating Officer. This role involves managing diverse projects from initiation to completion, ensuring they meet deadlines, stay within budget, and adhere to specified quality standards, thereby contributing to JOSHCO's strategic objectives.

Minimum Requirements

Interested applicants must meet the following criteria:

  • A Degree in Civil Engineering, Building Science, or Construction Management.
  • Minimum of three (3) to five (5) years’ experience in a construction management and/or project management environment.
  • Mandatory Professional Registration as a Pr. CPM, Pr. CM, or Pr. Eng/Tech.
  • Experience in the supervision of project and construction teams.
  • Experience in budgeting and cost control.
  • Knowledge of estimating and procurement procedures.
  • Sound knowledge of contract administration, safety, quality, and risk management.
  • Sound knowledge of the Occupational Health and Safety Act (Act 85 of 1993), Construction Regulations, Construction Industry Development Board Act (Act 38 of 2000), and other relevant legislation and codes of practice.
  • Sound knowledge of JBCC, GCC, and NEC forms of contract.

Key Responsibilities

The successful candidate will be responsible for:

  • Ensuring the effective and safe execution of construction work on project sites, completing projects on time and within budget.
  • Planning, coordinating, and controlling construction operations from project start to completion, dividing activities into logical steps and budgeting time.
  • Coordinating all agents involved in the construction process.
  • Monitoring all construction activities.
  • Overseeing the delivery and use of materials, tools, and equipment, as well as the quality of construction and contractor productivity.
  • Preparing health and safety plans and monitoring compliance.
  • Regularly reviewing engineering and architectural drawings and specifications to monitor progress and ensure compliance.
  • Tracking and controlling construction costs against the project budget to prevent overruns.
  • Preparing reports on progress and additional requirements for labor, material, machinery, and equipment.
  • Overseeing the performance of all contractors and ensuring work is completed on schedule.
  • Ensuring quality by utilising Contractors, Service Providers, and professionals registered with professional bodies and with excellent track records.
  • Convening site meetings and documenting all proceedings and meetings with contractors, service providers, and agents.
  • Issuing site instructions in consultation with other Project Managers and agents.
  • Constantly liaising with the Programme Manager: Implementation and providing updates on project status, progress, deviations, and adjustments.
